Once you have made the decision to build a house – whether starting from scratch with a new build or improving and extending an existing one – there are some things to bear in mind before you set the ball rolling:

If it is a new build, where should you look for land? It’s a case of deciding between town or country (country being the cheaper option when it comes to buying a plot) or perhaps a suburban area in between. Think about the lifestyle you want, and the amenities you need, particularly if you plan to make this your forever home.

When you have decided on a location, find out what the status of planning permission in the area is. There may be specific requirements regarding style, and restrictions on what is allowed, particularly if it is a conservation area.

Do the math and decide how much you can afford to spend. Set a realistic budget for your build before you approach an architect and/or builder, so that the project manager will know exactly what you can afford as regards not only size and design features, but also building materials for your new home. It’s always clever to have a contingency fund in case of unforeseen expenses.

Don’t forget that your build will take some time to complete, so you need to factor in the cost of temporary accommodation while you wait for your ideal home to take shape. Just how long the build will take depends on many variables – not least of which is the weather, so make sure you have planned for all eventualities.

Sketch out what you visualise for your house – inside and out. The more detail you can bring to your sketch plan the easier it will be for the professional architect to interpret your vision. You don’t have to be artistic to put your basic ideas down on paper, and you don’t need to worry about the technical or practical aspects of the building because the architect will fit those in. It’s more of the mood, style and special features you want that you need to convey.

Choosing an architect you can trust to turn your draft dream home into a reality is a tricky task. It’s wise to choose someone with local knowledge, which will make the planning permission process easier. You need someone properly qualified, of course, so make sure your architect is registered and accredited. Experience is also important – you don’t want to be a guinea pig for a green architect. Make sure your architect is a specialist in home builds, and don’t be shy about asking to see examples of their work, testimonials and references. Most important is that you “click” with your architect, and feel you are on the same page when it comes to communicating your ideas and requirements. Gather several quotes and compare them for the level of service you want and the price you can afford. Make sure you are getting full value, whether it is a bespoke design with full project management and 24hour availability, or an off-the-shelf design which you will project manage yourself.

With many years’ experience in enjoying seeing happy clients take up residence in their perfect homes, we at are happy to advise and assist you with your project, making sure you avoid all the potential pitfalls that can occur during a build.

A proper plan is essential if you want to save time and money on your new build, without having to fork out for nasty surprises. You also need to have a well-designed home if you want your new home to retain its maximum resale value – whether you plan to stay there long term or not; you never know when life circumstances may change.

We believe the ideal home build should utilise only the best materials and specialists available within your budget – skimping and cutting corners only costs more in the long run. We consult with you every step of the way about where best to allocate funds, when it comes to the quality of finishes and minor design details.

Building a beautiful new home should be a satisfying and stress-free experience. Put it in the hands of the professionals at and you’ll be moving in to your dream home in no time.
